Short Term Rentals - Single Family Homes

Renting a single family home for less than 30 days (think Airbnb or Vrbo) in Edgewood is called a Guest Tourist Home, according to Section 134-1 of City Code. Guest Tourist Home means a private dwelling in which transient sleeping accommodations are provided for compensation, especially motor tourists or travelers. Transient sleeping accommodations means rentals of less than 30 days.

City of Edgewood code states that the use of single family dwellings as Guest Tourist Homes is permitted by Special Exception ONLY in the R-3 zoning district. All other residential zoning districts prohibit the use. Put another way, if you own or manage a single family home and it is zoned R-1, R-1A, R-1AA, R-1AAA, R-2, or any other residential zoning district other than R-3 (with Special Exception), you may not rent it out for less than 30 days. To look up the zoning district for a property, enter the street address into the Zoning District Lookup tool on Orange County's Zoning webpage www.ocfl.net/zoning

If you suspect someone is renting their single family home in a prohibited way, you are encouraged to reach out to Code Compliance Officer Salemi to report the incident for investigation and follow up.
